We rent out our apartments on a long-term basis. They can be rented for up to 3 years by means of a legally binding contract subject to local tax fees.
It is also possible to rent our apartments for short stays.
There are no broker comissions or fees associated to the rental of our apartments.
Yes, after the successful booking you will receive a printable booking confirmation per email.
Bookings can be made online until 24 hours before arrival.
For last-minute bookings that are less than 24 hours before arrival, you can contact us at +43 650 90 99 902!
Please note that we don’t offer a reception service. We recommend that you follow the instructions that were sent to you by email after your booking was confirmed in case you want to follow a self-checkIN. If you prefer an accompanied check-in, including airport-trasfer, for an extra fee, please contact us.

We offer the possibility of a comfortable self-checkIN with no waiting time, after 14:00 o’clock. You will get all the necessary information regarding this service by email.
If you prefer to have an accompanied check-in and airport-tranfer, we recommend that you contact us to ensure this service for an extra fee of € 60,-. This service is also available after 18:00 o’clock and on Saturdays, Sundays and bank holidays. The price is for 4-6 persons. If you are interested in this service please contact us and book in advance. Please note that we only accept cash for this service.

An earlier check-in, before 14:00 o’clock, may be possible but must be arranged in advance seeing that our flats are usually cleaned between 10:00 and 14:00 o’clock.
Early check-in: 10.- Euro per hour before 15.00, (This service is only available on request and must be booked in advance and confirmed by us in writing.

The prices shown are per person per night.
For long-term rentals (up to 3 years), the rent is paid according to the rental contract. Operating, heating, electricity, gas, telephone and internet costs are not included in the value of the rent, these services will be charged separately.
In the invoice you receive from AJO all taxes are included in the total sum.
The values for the 10% VAT and 3,2% local tax for Vienna are therefore included in the price, in compliance with the law, and are shown separately on the invoice for a more clear understanding.
To cancel a reservation you have to write us an email.
No refund is possible. The total sum will be charged to your credit card.
We therefore recommend that you get a cancellation insurance, it is not too expensive yet very worth it.

An EC-card is not accepted for online reservations. It can however be used to pay on-location.
Yes, you can make a bank transfer, pay in cash on-location or make a transfer via Western Union.

We recommend that you book the airport-transfer service (a licensed taxi). You will be picked up at the airport and taken directly to the apartment.
The driver will give you the keys for the apartment, so you can arrive without stress or any wasted time.
This service must be paid direcly to the driver in cash and costs € 60,-.
Pets may be allowed subject to prior arrangement. This will cost you an extra € 20,- per night per animal (no food included) and must be paid on-location in cash.
No, our apartments are “non-smoker” apartments.
In some cases there are smoking areas outside the apartments.
It depends on the location of the apartment. There usually are parking facilities and public parking places. For further information please contact us at +43 650 9099902 or per email at info@ajo.at.
Yes, all our apartments have free WLAN and LAN internet access. You will receive the passwords upon arrival.
Unfortunately we don’t offer a breakfast service. However, every apartment has a fully equipped kitchen at your disposal.
You will find a supermarket near your apartment.
We can also recommend having breakfast at a”Ströck – Bäckerei“!
No, you will find towels and sheets for your stay in your apartment.
Feel of course free to bring your own stuff if you so prefer.
In most cases this is possible. It depends on the apartment but normally we can offer you a sofa-bed or an extra bed if needed. If you are interested in this possibility, please contact us to find out the costs. Children up to 5 years do not have to pay extra if they sleep in the parents’ bed.
We also have cots at your disposal.
We accept credit cards (VISA, MASTER, AMEX, Diners, JCB), Paypal, Western Union, bank transfers and EC-cards (if you pay directly at our office in Vienna).
For long-term rental only bank transfers or payments in cash are possible – no credit card payments!

Have you planned a stopover prior to continuing your journey? In many larger ÖBB train stations, we provide our customers with lockers. There, you can safely store your luggage for up to 24 hours.
- Vienna: Wien Hauptbahnhof, Westbahnhof, Bf. Wien Mitte, Floridsdorf, Meidling, Praterstern
The large train stations in Vienna (Vienna Main Station, Vienna Westbahnhof Station, Wien Mitte Station, Meidling Station, Praterstern Station) have lockers , where you can store your luggage for up to 24 hours. At Vienna Airport there are two “Baggage Service Centers”, where your luggage can be stored for up to 6 months.
